General idea and context:

Villa Tyasmin is a four-level residence with a total area of 1207 m², located on the picturesque bank of the Tyasmin River bay. The architectural concept is based on a harmonious combination of modern minimalist plastic forms and natural landscape. The volume of the building is integrated into an area extended along the river, which allows maximum use of panoramic views and natural light.

Form and orientation:

The architectural form of the villa is built on the principle of cascading horizontal deployment. The volume of the house consists of monolithic slabs, laid out in the form of cantilevered terraces. This structure creates the effect of “floating” floors and at the same time forms protected spaces under them.

The main idea of the form is maximum integration with the site and the river panorama. The house is deployed in the east-southeast direction, thanks to which:

- In the morning, the first rays of the sun flood the bedrooms and the private block of the owners.

- During the day, south-facing residential and recreational spaces receive natural light, reducing the need for artificial lighting.

- In the evening hours, the western sun “fades” behind the rear facades, which are made more closed and massive to protect the interiors from overheating.

- The northern facade is reserved for technical rooms and a garage - this minimizes heat loss and enhances energy efficiency.

The shape of the house allows you to create a strong horizontal axis that reflects the tranquility and flow of the river. Large glass planes on the side of Tyasmin erase the boundary between the inner and outer space.

The cascade of forms has another important aspect — terraces on different levels work as private recreation areas overlooking different parts of the world. This allows residents to choose the space according to the time of day, the level of insolation and the desired atmosphere.

The 1st level is technical: here are concentrated engineering premises for the operation of the pool, storage systems, wine cellar.

- Architectural logic: the level is integrated as much as possible into the relief, forming a “fundamental basis” for the upper floors. It allows you to bring all auxiliary functions down, freeing up the space of residential and recreational areas.

- Connectivity: this level is directly related to the technical communications of the house and provides autonomy.

2nd level — SPA and social unit: swimming pool with glass facades, sauna, hammam, tropical shower, kitchen-dining room, outdoor BBQ area with fescue. Also garage for 4 cars, laundry, staff unit.

- Architectural logic: it is the public-recreational level where the main activity of the house is formed. Its spaces have the maximum opening to the river, which creates an atmosphere of unity with nature.

The 3rd level is a residential block: bedrooms with bathrooms and dressing rooms, children's playroom, a lounge with tennis, spacious terraces and balconies.

- Architectural logic: it is a level of everyday family life where private rooms are combined with common spaces for active leisure.

4th level — private unit of owners: master bedroom with wardrobe, shower and small kitchen, large green roof with Japanese garden, private terrace.

• Architectural logic: the most intimate and highest located level. Privacy and privacy are formed here, while maintaining the opening on the bay.

• Connections: The Japanese roof garden works as a “fifth facade” and completes the cascading composition of the house.

Vertical axis and interaction of levels: all levels are united by a three-march staircase with a central glass elevator. This is not only a communication node, but also an architectural accent — a transparent axis that permeates the entire house, organizing its internal logic.

Constructive scheme:

- The main structural system — monolithic reinforced concrete frame on piles (120 piles by 8m);

- Filling external walls — aerated concrete block D400;

- Partitions — solid brick M100;

- Insulation — mineral wool of high density — 150mm;

- Facade — ventilated system with large-format porcelain stoneware.

Engineering and technological solutions:

• Smart home system — centralized control of climate, lighting, security and multimedia.

• Energy efficiency — solar panels and generator sets provide autonomy.

• Climate control — recuperation systems and multi-level ventilation.

• Security — integrated video surveillance and access systems.

Interior: natural materials are used in the interiors: stone, wood, glass and metal. The space is built on the principles of openness and naturalness — large panoramic openings combine the interior with the environment. Lighting is solved in the form of hidden linear systems that emphasize the plastic of the forms.
